Cracks, spalling, failed coatings, trip hazards — we assess every floor honestly and recommend what's actually best: a targeted repair, a full restoration, or a replacement. No upsell. No guesswork. Just the fix that makes sense for your slab, your site and your budget — backed by a 7-year warranty.
Why Granicrete
Most flooring contractors push one solution. We don't. We assess your slab honestly — sometimes repair is the smart call, sometimes a full replacement is genuinely better value long-term — and we tell you which, in plain language, before you spend a cent.
We inspect your floor and tell you straight: repair, restore or replace. If repair genuinely saves you money without compromise, we'll say so. If replacement is the smarter long-term call, we'll say that too — and quote both so you can decide.
Polymer-modified mortars, epoxy crack injection, urethane joint sealants — we use the same materials specified for commercial slab refurbishment. Not patch jobs. Real, structural repairs.
Most repair works are completed in days, not weeks. We stage the job to keep your facility running — sectional repairs, after-hours work and fast-cure systems are all on the table.
Lipped joints, cracks and uneven surfaces aren't just unsightly — they're a workplace safety risk and a liability. We level, fill and re-seal to bring your floor back into WHS compliance.
Repaired sections and applied coatings carry the same industry-leading 7-year warranty as our new installations. We stand behind every repair in writing.
20+ years restoring commercial and industrial slabs across Victoria. We've seen every type of damage and every type of slab — we know what works and what doesn't.

Our Repair Services
Whatever's wrong with your floor — cracks spreading, surface spalling, an epoxy coating that's lifted, or a trip hazard the safety auditor flagged — we have a repair system to put it right.
Repair 01
Structural cracks, control-joint breakdown, failed sealants and spreading hairlines — left alone, they spread, let water in and cause spalling at the edges. We rout, fill and seal cracks with the right system for the slab condition, restoring the floor's integrity before it gets worse.
Repair 02
Years of forklift hits, freeze-thaw cycles, chemical attack and dropped loads pit and spall the surface. We grind the slab back to sound concrete, fill the damaged zones with polymer-modified repair mortar and re-coat — leaving you with a sealed, hard-wearing surface that won't shed dust or hold contamination.
Repair 03
Delamination, peeling, blistering, hot-tyre lift — most failed epoxy floors weren't installed wrong, they were prepped wrong. We strip the failed coating, properly profile the slab, address any moisture issues and install a commercial-grade system that won't lift again. With a 7-year warranty backing it.
Repair 04
Lipped slab joints, settlement steps, uneven transitions — these are the items safety auditors flag and that injury claims hinge on. We grind down high points, fill low points with high-strength repair mortar and create smooth, compliant transitions across the entire floor.
Repair Systems We Use
Repair isn't one product — it's the right product for the right failure mode. We carry every system commonly used in commercial slab repair and recommend what genuinely fits your situation.
Best for: Structural Cracks
Low-viscosity, high-strength epoxy injected under pressure into structural cracks. Restores the slab's load-bearing performance by bonding the crack faces back together. The standard solution for live, load-bearing cracks.
Best for: Spalling & Wider Damage
High-strength repair mortar for spalled edges, broken joints and divots. Bonds permanently to the existing concrete, cures fast, and can be ground flush for a seamless repair you can drive over within hours.
Best for: Control & Expansion Joints
Flexible, high-elongation sealant for control and expansion joints that have to move under thermal cycling and load. Forklift-rated, chemical-resistant and built for a working warehouse environment.
Best for: Severely Damaged Floors
When too much of the floor is damaged for spot repairs, we grind the whole slab, repair localised damage and install a fresh commercial epoxy or urethane cement system. Effectively a new floor surface — without the cost of a new slab.

Frequently Asked Questions
Everything you need to know before getting started — if your question isn't here, just give us a call on 1300 153 864.
It depends on the slab — and we'll give you a straight answer at the site inspection. In many cases, targeted repair is significantly cheaper than replacement (typically 20–40% of the cost) and gets your floor back faster. But not always. If the slab has deep structural failure, severe settlement, or widespread damage that makes spot repairs a false economy, full replacement can be the better long-term investment. We'll quote both options where it's a genuine call, so you can make the decision with full information — not just hear what we think you want to hear.
Yes — almost always. We stage repairs section by section, run after-hours and weekend shifts, and use fast-cure systems specifically so your operations keep moving. For high-stakes facilities (cold storage, food production, 24/7 logistics) we'll plan the work in detail at the quote stage and confirm exactly which areas are unavailable and for how long.
At the site inspection we assess slab thickness, the depth and pattern of cracking, any signs of subsidence or differential movement, moisture readings, and the condition of any existing coatings. Surface and structural damage is almost always repairable. Deep, progressive structural failure (settling, heave, undersized slabs failing under load) sometimes isn't — and we'll tell you straight if that's what we find.
Both. Failed epoxy is one of our most common repair jobs — delamination, peeling, hot-tyre lift and blistering. We strip the failed sections (or the whole coating if needed), correctly profile the substrate, address any moisture issue that caused the failure in the first place, and re-coat with a commercial-grade system. Done properly, the new coating won't fail again — and we back it in writing.
Done correctly, a structural epoxy crack injection is essentially permanent — the resin is harder than the concrete around it. Control-joint sealants are flexible by design and have a longer-than-standard service life when installed with the right product for the joint movement. Our repair work is covered by a 7-year warranty on workmanship and materials, the same as our new installations.
For spot repairs on bare concrete, you'll often see a faint colour difference where the repair material meets the original slab — that's normal and structurally fine. If a uniform appearance matters (showrooms, retail, food-grade), we can apply a re-coat across the full area after the repair, leaving a single seamless surface. We'll discuss what level of finish you need at the quote stage.
Our primary service area is Melbourne and the greater metropolitan region — west, north, east and south-east suburbs. We take on regional Victorian repair work for the right job, particularly larger facilities. Get in touch with your location and project details and we'll let you know quickly whether we can help.
Our 7-year warranty covers defects in materials and workmanship on the repair work we carry out — including delamination, peeling, premature breakdown of the repair compound, and bond failure to the existing slab. Full terms are documented in your project paperwork. As with all our work, the warranty applies to repair sections installed by Granicrete; we believe in complete transparency about what's covered.
